1. Property Management.
Shinyu is the medium of checking your property to prevent all the possibly caused of damage. Such
- Check all the area spot inside your property before the lessee moving in
- We are accept taking care of your property’s key. Your key will be saved with Shinyu.
- We are accept taking care of all the documents and also delivering.
- We have a trustworthy supplier to take care of cleaning and fixing.
2. Cooperate
Shinyu is the cooperator between the owner and tenant, Juristic person, contractor etc.
- Paying yearly common fee and Property tax
- We cooperate with the technician and contractor in case of your property has damaged. Also, Insurance claiming as well.
3. Quality check and purchase.
Shinyu also accepts taking care of purchasing all you need item for example furniture, hardware etc. Plus, we are checking the best price and best quality for you. We would take care of all the processes buying until installation.

4. Accounting your investment
Shinyu has the best accounting team to take care of your incomes and expenses.

Package details and management service fees
Q/A
A : The deposit management will be reserved for management’s expenses for example Air condition maintenance or Light bulb changing.
A : Depending on the package you have purchased. We usually clean up the room 1 time/3 month (You can customize it)
A : Depending on the package. Normally Once in 6 months or twice a year.
A : You can pay by cash, Bank transfer, credit card, or yearly advance payments.
A : After the payment has been made during the date 16th – 31st of those months. The package will start to be covered on the 1st of next month. If the payment has been made during the 1st – 15th of those months. The package will start to be covered on the 16th of the month.
A : The report will be sent via your email that you have registered with SHINYU. SHINYU will send you the report every quarter. We have 4 quarters of the year. (The period might be flexible depending on the public holiday of the year) Q.1 January – March (Report will be sent on 15th April) Q2 April – June (Report will be sent on 15th July) Q.3 July – September (Report will be sent on 15th October) Q.4 October – December (Report will be sent on 15th January.)
A : For those property owners, your tenant will pay your rental fee through SHINYU Bank account. We will keep it and deliver your profit with your report every quarter.
A : If the owner breaks the contract, the owner will not get the refund for the package purchasing. Only the deposit will be refunded to you.
A : If there are some money left from your deposit. You will get the refund within 30 days after the package expired.
A : Of course, you will be charged 5% for oversea transfer fee.
