หากใครมีความคิดที่จะลงทุนปล่อยเช่าคอนโด หนึ่งสิ่งสำคัญที่ต้องพิจารณาก่อนเลยนั่นก็คือผลตอบแทนที่จะได้รับ เพราะถ้าไม่ได้คำนวณค่าใช้จ่ายตรงนี้ให้ถี่ถ้วนการลงทุนเพื่อ ‘ผลกำไร’ อาจกลายเป็น ‘ขาดทุน’ ไปได้ไม่ยาก โดยวันนี้เราจะมาสอนวิธีคำนวณอัตราผลตอบแทนจากการปล่อยเช่า หรือ ‘Rental Yield’ กัน ก่อนจะเริ่มไปคำนวณ เรามารู้เกณฑ์กันก่อนว่าเราต้องได้ผลเฉลี่ยออกมาเท่าไหร่ถึงจะถือว่าการลงทุนนี้ได้รับผลตอบแทน ‘ดี’ โดยเกณฑ์ที่นิยมใช้กันคือการนำไปเปรียบเทียบกับอัตราผลตอบแทนจากการลงทุนคอนโดฯ ในย่านใจกลางกรุง ที่อยู่ในระดับ 5-7% ดังนั้นถ้าคำนวณออกมาแล้วผลของเราออกมาในระดับนี้หรือสูง ก็เท่ากับว่าคอนโดนี้น่าลงทุน ทั้งนี้ ในส่วนของการซื้อด้วยเงินกู้ อัตราผลตอบแทนที่ได้ในส่วนนี้ควรสูงกว่าอัตราดอกเบี้ยเงินกู้ อย่างน้อย 2% ถึงจะถือว่าอยู่ในระดับที่น่าลงทุน เนื่องจากระดับ 2% จะสามารถครอบคลุมค่าใช้จ่ายที่เราลงทุนไปกับคอนโด เช่น ค่าส่วนกลางต่างๆ ทั้งหมดได้ . เมื่อเข้าใจเช่นนี้แล้วเรามาเริ่มคำนวณกันเลยค่ะ ‘Rental Yield’ หรือ การคำนวณอัตราผลตอบแทนจากการเช่าที่ว่านี้สามารถแบ่งเป็นออกเป็น 3 ประเภทด้วยกัน ได้แก่ 1. Gross Rental Yield หรือ คำนวณอัตราผลตอบแทนจากการเช่าเบื้องต้น ใช้ประเมินเวลาสำรวจคอนโดหรือบ้าน โดยสูตรคือ ค่าเช่าที่คาดว่าจะได้รับตลอดทั้งปี / ราคาอสังหาฯ ที่ซื้อ x 100 ตัวอย่างเช่น คอนโดราคา 1,700,000 บาท คิดค่าเช่าเดือนละ 9,000 บาท ค่าเช่าทั้งปีจะอยู่ที่ 9,000 x 12 = 108,000 บาท เอามาคำนวณตามสูตรจะได้ (108,000 / 1,700,000) x 100 = 6.6% ซึ่งถือว่าเป็นอัตราผลตอบแทนเฉลี่ยที่ดี เพราะอยู่ที่อัตราเฉลี่ย 5-7% 2.
